Determining the Condition of a Home

There are many things that buyers focus on when purchasing a home.  One concern that all buyers have is related to the condition of the home.  Nobody wants to purchase a home without knowing its true condition.  This can seem to be a very daunting task when you decide to purchase a home.  Below is a list of way you can use to assist in determining the true condition of a home.

  1. Have a professional home inspection performed.  A home inspection can be performed by a licensed home inspector who would inspect the whole home and provide a report after the inspection.  Home buyers can also hire licensed tradesman in a specific field such as an electrician, roofer, plumber or heating/cooling.  Other types of inspections that home buyers have had performed are for mold, pests, radon and lead-based paint.

  2. Review the Sellers disclosures.  In the Phoenix, AZ real estate market, Sellers are legally required to disclose any known material issue to the Buyer.  Our purchase contracts require the Sellers to fill out a 7 page seller’s disclosure form and to provide it to the buyer.  This form is to assist the seller with items that should be disclosed to the buyer.

  3. Talk to the neighbors about the house.  You will be surprised at everything the neighbors will tell you about the house.  Neighbors tend to know everything about things going on next door and are pretty comfortable sharing that information with you.  We had a buyer speak to a neighbor about a house and was told about a plumbing problem that the seller did not disclose.  Our buyer was extremely happy that they were told about the issue.

  4. Do your own investigating.  There many resources you can use to research a property and concerns you may have.  We utilize a document call the Buyers Advisory.  This is full of web-sites and helpful information that you can use to investigate a property.  Contact us if you would like a copy of the Buyers Advisory.
